Energy efficient principles matched with design excellence.

The building’s energy efficient design allows for plenty of natural light and cross ventilation.

There were two interior colour schemes to choose from, and every apartment features high-quality carpets and tiles, the latest European stainless steel appliances and reverse cycle air-conditioning. Luxton also has a rooftop garden for all residents to share and enjoy the city views to the CBD.

With many unpredictable challenges arising, achieving a successful outcome with Luxton became a test of creativity and resilience.

The City of Vincent’s Design Advisory Committee (DAC) assessed the concept as meeting its ‘Design Excellence’ standard, thanks to Blackburne’s innovative proposal to split the project into two towers, maximising solar access and cross ventilation for all apartments. This DAC assessment allowed for an additional two storeys.

During presales, tests revealed problems with groundwater and soil, making the construction of a basement unfeasible. The difficult decision was made to stop marketing and redesign the project. Then, despite a successful re-launch with presales achieved in eight weeks, groundwater again became an issue when construction began, leading to further structural redesign and more delays.

Blackburne’s strong Project Management and excellent relationship with the contractor still saw Luxton become a success, delivered within the original budget and without exceeding the construction contingency.
