- Close to major road and public transport
- Average price or below for area
- Rental yield of at least 5%
- Medium level capitalisation
- New product for higher depreciation & warranties
- Within 8km of major retail or shopping area
- Planned Government Investment (infrastructure)
- Within 10km of schools
- Area has more than 50% owner occupiers
- Political stability
- Lifestyle appeal – parks, beaches, views
- Expected rental increases
- Reputable developer/builder
- Room dimensions
- Proximity to cafes, restaurants, cinema, shops
- Affordable levies and taxes
- Widely appealing neutral internal/exterior design
- Settlement timeframes
- Valuation and lending ratios
